What does a Sellers/Vendors Advocate do?

We act on behalf of our clients to find, manage and “hold to account” a sales agent who will market and sell your property. We ensure that they are the best, that they live up to our expectations and that this is done cost effectively for our client, the seller. We are the property transaction specialists and ensure that the sales agent achieves the best outcome and that the process is smooth, seamless and effective for you, our client.

Who should consider utilising a Sellers/Vendors Advocate?

The Process

We will assess your needs, property to be sold and personal circumstances to select the right agent for your specific needs. With an expansive network of contacts across all aspects of real estate and a vast knowledge of the local market, we are well equipped to find the right agent for you. 

Once we have selected an agent, we will handle everything with them directly, from marketing plans, advertising through to contracts and the final inspection – saving you time and hassle. We’ll be in frequent communication with you, to ensure you’re always fully informed and updated. We’ll also make sure your agent submits regular reports on the performance of all advertising activities, as well as general progress.

Once the offers come in, we will assess each offer individually and talk you through the pros and cons of each purchaser. With our extensive experience and intricate knowledge of the local market, we can provide reasoned tailored advice on what to do next. This will enable you to make an informed decision when it comes to the sale of your property, minimising risks and maximising flexibility and the ultimate return on your investment.

      But what does it cost to have a Sellers/Vendors Advocate?

      The cost to you is Nil, no fees are paid for this bespoke service as we negotiate a fully transparent success fee with the selling agent directly. A fee that will come from their sales commission and is only payable if the property is sold and settled at a price that meets your expectations.  

      So, as unlikely as it would be, if after a targeted marketing campaign your property doesn’t sell at a price that meets your requirements, then there will be no sales commission and no fee to us. Only after you are fully satisfied will a fee be payable. A great outcome that ensures we are all focussed on the best result for you.
